

FMX Retail has had a very long affinity with M&S. Our main Partners have worked for the business for more than 25 years in the capacity of trusted property advisers, covering acquisitions, disposals, lease re-gears, rent reviews and renewals.
Currently we are mainly focussed within the M25 for M&S providing ongoing advice across all of their stores, in terms of the strategy for upsizes, relocations and disposals via their ‘store rotation’ strategy and their ongoing acquisitions programme for full line General Merchandise stores as well as to rapidly extend their Food presence by opening a multitude of standalone M&S Food Stores.
Over the past 12 months we have acquired 10 food stores, extended a number of full line GM stores, and regeared 4 existing stores. Over the last 25 years we estimate that we have acquired more than 600,000 sq ft of M&S Food Stores, more than 450,000 sq ft of General Merchandise Stores and disposed of more than 200,000 sq ft of surplus to requirement stores. This experience spans acquiring in 2002, some 20 years ago, one of their first central London Simply Food stores at Green Park on Piccadilly, right through to an 80,000 sq ft edge-of-town store in Maidstone which took more than six years from site finding to store opening.
This has given us an unparalleled and in depth understanding of, not only, the M&S business but also the pitfalls and difficulties associated with large space units and the highly competitive food store market, as well as development-led projects with M&S as an end user.
